Shortlet Rentals Terms of Service Effective Date: June 1st, 2022.

Welcome to Shortlet Rentals

These Shortlet Rentals Terms of Service (“Terms”) are a legally binding contract between you and Shortlet Rentals, Ltd. with its corporate headquarters at Allen texas, United States of America, and its subsidiaries, Shortlet Rentals Nigeria Ltd off admiralty way lekki phase 1, Lagos Nigeria (collectively, “Shortlet Rentals”, “we”, “our” or “us”). These Terms govern your use of the Shortlet rentals website (the “Platform”) in order to host your short-term rental that is provided through the Platform (the “Services”).

AGREEMENT TO TERMS

By using the Platform, you are accepting all the terms and conditions set forth in these Terms. If you do not agree to each and all of these terms and conditions please do not use the Platform and our Services. We reserve the right, at our discretion, to change and or modify these Terms at any time without notice and, unless otherwise indicated, such changes will become effective immediately upon posting; therefore, please check these Terms periodically for changes.

Host requirements

To help create comfortable, reliable stays for guests, we ask all Hosts to meet these requirements for each of their listings:

● Be responsive: Keep your response rate high by replying to inquiries and reservation requests about your accommodation within 10 minutes

● Avoid canceling on guests: Take cancellations seriously and try to avoid them—they’re a huge inconvenience

● Maintain a high overall rating: Guests expect a consistent level of quality, no matter where they book

● We strongly encourage you to provide essential amenties in all your places. These are items that guests consider important for a comfortable stay and include toilet paper, towels, linens, pillows, and hand and body soap.

● Get your calendar in shape : Managing your calendar is a big part of hosting—it keeps things convenient for you and your guests. Calendar must be updated at all times to prevent double booking and allow a better experience for all guests booking online. Calendar violations call for suspension of up to 3 months and sometimes lead to deactivation of property listings when violated.

Shortlet Rentals service fees

To help Shortlet rentals run smoothly and to cover the cost of services like 24/7 customer support, we charge a platform fee when a booking is confirmed.

The fee structure is split between the Host and the guest.

Hosts pay a 10% fee, This fee is calculated from the booking subtotal (nightly rate + additional guest fee, if applicable—excluding fees and taxes) and is automatically deducted from the Host payout.

Guests service fees are 10% of the booking subtotal (nightly rate + additional guest fee, if applicable—excluding fees and taxes)..This is added to the total amount of booking per night

Payment

We’ll send your payout about 24 hours after a guest checks into your place. If your guest is staying 14+ nights, you will receive your payout every two weeks for their reservation.

Average processing times

As soon as Shortlet Rentals releases your payout, it’s sent for processing before it arrives with your payment provider. This means some additional time is usually needed for the money to finally settle in your account.

Weekend or holiday delays Banking systems don’t process transactions on weekends or holidays, so yours will be processed the next business day. Contact us if you have any questions.

Calculating your payout

Your nightly rate plus your optional extra charges (an early check in fee or extra guest fee, etc.) minus the Host service fee = your received payout.

This fee is calculated by multiplying the total booking amount by a percentage and then is automatically subtracted from your payout. Your guests do pay a service fee to Shortlet Rentals in addition to the cost of your listing.

DAMAGES

Security deposit, also known as Caution fee, is collected for all bookings and withheld by the platform during the time of booking – it will only be paid out to the host if damages occur, otherwise it will be refunded immediately to the guest 24 hours after check out.

Shortlet Rentals will not be held responsible for any damages incurred by guests during their stay at your property. As an intermediary platform connecting hosts and guests, our primary role is to facilitate bookings and provide a secure platform for communication. However, the responsibility for any damages caused by guests falls solely on the guest themselves. To minimize the likelihood of such incidents, we encourage you to:

  • Clearly communicate your house rules to the team at the stage of onboarding.
  • Conduct thorough inspections before and after each guest's stay to document the condition of your property.

While Shortlet Rentals will not be liable for guest damages, we are still committed to supporting you throughout the hosting process.

Cancellation policy

Guests are allowed to cancel up to 14 days before the arrival date. If less than 13 days before the arrival date, 50% of the booking amount will be deducted and paid out to the host. In case of a no show: the full amount of the booking will be paid out to the host.

In order to prevent guests from losing all their funds, they are encouraged to move their check in date to another date that fits their schedule with the same accommodation booked. Notice must be given at minimum 3 days before the check-in date. If they fail to give notice within this time, an equivalent of one night's booking will be removed from their payment and paid out to the host.

For Bookings that fall during festive periods, (Valentine, Easter, Christmas, ) 50% of the booking amount will only be refunded if canceled regardless of when it was booked.

Guest Refunds

If at any time during a guest stay, your accommodation is unfit for continous stay and unbearable for the guest to continue to dwell in, and you can’t easily fix it within 24 hours-the guest has the right to demand an immediate checkout and refund made for unused nights. (some of the things that require check out and refund include but are not limited to the following,( no electricity, no clean water, no internet, an amenity not working amongst others).

Booking Protection guarantee

Shortlet Rentals does not allow physical inspection of any property before a booking confirmation because all properties listed on the platform have been thoroughly inspected for quality before approval on the platform.

However, In the unlikely event that a guest checks into your rental and they don’t like the space due to the accommodation not being in perfect condition (for example- an amenity as described not working) they have the right to reject the booking and not check in. We will work with you to find them an alternative or we will immediately find them an alternative accommodation or we will refund them within a few hours
